Nestled in the heart of Topanga this 2 acre property features a cottage style house built in 1937. The house has a vintage character, and an eclectic mix of home accessories. It has an open floor plan on the lower level featuring natural stone flooring, a large dining room table, living room with a fireplace, and a kitchen. There is a staircase that leads upstairs to another living room featuring a brick fireplace and lots of natural light. The house has a concrete patio that is at the entrance of the house. This house is furnished and holds much charm with treasures and furniture from around the world, the furniture can be moved or removed upon request. Large oak trees surround the structure offering beautiful views of their branches from the upstairs windows. This house is located at the end of the driveway offering easy access for production. Across from the house is a seasonal garden, and past the house is a large yard that can be used and shot in various ways. Set builds are okay in this outdoor space with prior discussion and approval. The other exterior areas of the property are easily walkable and include a wood bridge that overlooks the natural creek-bed, which winds through the heart of the property. With several access points, this creek-bed creates our own private hiking trail encompassed with enchanting oaks, sycamores, and eucalyptus trees. There are also several vantages points to shoot the creek from high angles. Additional interior areas may be available upon request and on a case by case basis. The on-site manager will also be available during shoots. Parking for up to 9 vehicles or 4 trailers on site, large yard across a drivable bridge that can fit multiple production trucks and serves as a setup area for production tents, etc, as well as a plethora of street parking available on the boulevard. There are two nearby lots ( both 1 min drive from my property) available for rent for multiple large trailers, production trucks, and shuttle service.
