1958 Farm Land With Homestead, Barn, Shed And Horse Paddock In Beautiful Northeastern Ontario

Come use our land! We are situated on 10 acres in Cochrane, Ontario surrounded by farm land, lakes, forest, rolling hills and idyllic views. Our property contains a 1000sq ft house with a large barn, large shed, horse paddock and a field (currently filled with wildflowers and a small pond). The land is very transitional - we have been here since the fall of 2020 and the land/structures were quite run down so we have been cleaning things up, restoring and replacing all structural and utilities as has been necessary (which includes water treatment, electrical, foundation under the sun room, window replacements, cutting down loads of trees, cleaning out the barn, shed and garage, etc). As such, it’s pretty well a clean slate. We are even opening up to letting you blow up our barn! The horse paddock is quite old - the former owners used to have horses, but no animals other than our 2 dogs have lived here for a long time. The interior of the house is rather small with one bathroom, so for large crews we strongly recommend bringing trailers, portalets, additional water and generators (we are on well, septic and propane). The interior is - again - transitional. The house was built in 1958 and hasn’t been updated too much, but could work if you have a class that requires an ‘every man’/accessible home or look. That said, HQ for a shoot can make a very comfy home in the house. We just installed Starlink, so I think it’s safe to say that we likely have the strongest wifi in the area and it reaches relatively far from the house. PERFECT for all the files, dailies and transfers. Our nearest neighbours are about a half kilometre away and we are bordered by farm fields (canola, winter wheat) and are at a ‘major’ intersection so we have full access to power, east to find and road access is really simple. A whole crew can easily park on the land for days. We are also surrounded by some pretty interesting things: - there are lakes all over the area (2 within walking distance) - we are 2.5km from the Cochrane airport - 2.5km from the Kesagami Outfitters - specializing in helicopters, water planes and other small planes. - one of our neighbours is a large dairy farmer with a gorgeous property that you can see in the background of our property - complete with red barns and everything - Cochrane is home to a Polar Bear habitat and the Polar Bear Express train, and a lovely city centre built up in the 1950s - lots of good brick buildings complete with a very retro movie theatre. - in the winter, we are the capital of Snowmobiling and Snowshoeing of Ontario. Lastly, we (Ali and Timothy) are both working in the industry. Ali is an Executive Producer for a global advertising agency and a local baker/chef/caterer. Timothy is a professional technologist, actor and writer. We are well connected in the area already, happy to help come with solutions for your production to best make use of the land and area.
