Multiple looks in one booking: bright open-plan living/dining, wraparound balcony with hillside skyline, pool + outdoor lounge, and garage staging/studio (controlled setups; no vehicle parking). Full-house access: 5 bedrooms ( 3 staged, each ensuite + 2 activation rooms you can dress for wardrobe/HMU, client lounge, podcast, or product bays) and 4 restrooms total (3 ensuites + 1 large ground-level half bath).
Parking / load-in: Please park across the street — free, no-limit street parking (recommended). Driveway = quick load-in only, then relocate; side path leads to garage staging. Vans/box trucks: curb load-in → relocate (do not block neighbors).
Capacity: up to 60 by approval (for 41–60 we require 2 site reps and a parking/valet plan; portable restroom recommended >45 or long days).
House care: This is a guest-reset house — trash → exterior bins, wipe used surfaces, return furniture, remove tape, and restore any dressed rooms within booking time. Standard reset $75 is light; extra cleaning/reset may be billed if needed.
Insurance (friendly): If you carry production insurance, please share a COI on request. Smaller low-risk shoots can proceed without COI when using a site rep and no high-risk gear (no haze/generator/dolly track).
Scout options: 20-minute walkthrough (weekdays 10–2 or 4–7). Tech scout 60 min = $50 (credited back on booking).

Productions may cancel their booking up to 5 days before their production start time and will receive an 80% refund (excluding Set Scouter Fees) of their rental price. Productions may cancel their Booking between 5 days and 24 hours before the production start time and receive a 50% refund (excluding Set Scouter Fees) of their rental price.
