• Arrival: carved double doors, tall windows and a curving carved-wood staircase in a double-height entry.
• Terrace: a long balustraded stone terrace facing the San Fernando Valley and the mountains; city lights at night.
• Pool: an oval saltwater pool with loungers and fringe umbrellas, screened by tall trees; reads beautifully from above.
• Rooftop: a gazebo with sheer curtains and a turquoise lounge, open sky and Valley views (10 people max on the roof).
• View deck and a hidden teak nook with string lights, framed by palms.
• Family room: blue velvet sectional, tufted ottoman, carved wood fireplace and French doors to the terrace.
• Second living room: large cream sectional, tiled floor, windows onto the pool.
• Formal dining room with French doors; bright kitchen with a glass breakfast nook.
• Primary suite: low Japanese-style platform bed, fireplace, French doors to a Valley-view balcony; marble bath with soaking tub.

PRACTICAL
• Crew size: up to 15 people. Roof limited to 10 people (LAFD).
• Hours: 7 AM–10 PM Monday–Friday, 9 AM–10 PM Saturday–Sunday (FilmLA). No overnight or after-hours shoots.
• Parking: 4 spots on the property plus street parking (per the production's FilmLA permit conditions). The shared private driveway is steep and must never be blocked.
• Load-in: a few steps up at the front entry; bedrooms are upstairs via a wide staircase. No elevator.
• Power: standard household circuits. No tie-ins or generators without the owner's written approval (hillside fire zone).
• Wi-Fi 700+ Mbps; two half baths downstairs for crew use; air conditioning.
• Hillside Very High Fire Hazard Severity Zone: no candles, pyrotechnics, smoke, fog, haze or any other open flame, except the built-in gas fire table with host approval. No drones without written approval and the required LAFD/FilmLA permits. No smoking anywhere on the property.
HOW IT WORKS
Request to book with your dates, hours, crew size and a short description of the shoot. Daytime shoots only, on days the house is empty. The production pulls the FilmLA permit and provides a certificate of insurance before load-in. No events, parties or gatherings of any kind.
