The property includes two additional attached wooded parcels, providing extra acreage for exterior filming as well as potential production support. Depending on project needs, the land may be suitable for crew parking, production vehicles, trailers, equipment staging, holding or basecamp operations. The cabin offers approximately 10-vehicle parking capacity and a 60–80 foot turning radius. An existing semi-cleared trail provides trailer access, and owners are open to selective clearing or widening with advance approval.
A second owner-controlled property, is located less than five minutes away and provides a completely different waterfront Adirondack look with private dock, lake views, additional parking and a dedicated finished third floor for filming, hair/makeup, wardrobe, talent holding or other production support.
The cabin also offers nearby access to two interconnected lakes. A canoe and kayak may be available for filming or background use. One of the owners is a USCG-licensed captain, and a 23-foot deck boat and 19-foot speedboat may be available with captain by separate arrangement for professional on-water filming.
Owners are production-friendly and open to discussing approved set dressing, furniture relocation, painting, temporary scenic work, fixture changes, temporary construction and other art-department modifications. Mutually desirable improvements may also be considered for permanent retention rather than restoration.
The surrounding Caroga Lake area provides an unusual concentration of additional production looks within minutes, including a historic working carousel and Ferris wheel, ski mountain, motocross, mountain-bike trails, rodeo, marina, golf course and amphitheater, along with multiple lakes, mountains, forests and trails. This location offers distinct summer, fall-foliage and winter/snow looks and is approximately one hour from Saratoga Springs and Capital Region production facilities.
